The Indiana Department of Natural Resources is soliciting a contractor to provide a two-year preventative maintenance program for security, fire protection, and life-safety systems at Spring Mill State Park and Grissom Memorial Museum. The scope includes systematic inspections, testing, servicing, repairs, parts replacement, cleaning, adjustments, fire and security alarm monitoring, fire suppression and sprinkler systems, fire doors, restaurant kitchen hood suppression systems, emergency lights, and exit signs. The contractor must perform four prescheduled service visits per year, provide an initial site inspection and written equipment assessment, maintain and update the equipment inventory, submit service reports, coordinate disruptions, and provide emergency response services. The work requires qualified personnel, manufacturer-certified service for specified systems, quarterly and semiannual testing and maintenance, and compliance with applicable NFPA, manufacturer, building-code, and state requirements. The bid documents require at least 15% self-performance and permit no more than 85% subcontracting.
