The U.S. Army Corps of Engineers is seeking approximately 3,821 usable square feet of commercial retail or office space for an Armed Forces Career Center. The offered space must be within one-quarter mile of 28341 State Highway 249 and within ZIP code 77375, provide a secondary egress, adequate parking for 13 government vehicles at all times plus employee and customer parking within four blocks, prominent signage, and compatibility with surrounding businesses. The lease includes daytime janitorial services and ongoing property, utility, maintenance, HVAC, fire protection, accessibility, and snow-removal responsibilities. The lessor must complete the Rental Proposal Worksheet, provide proof of active SAM registration including an active CAGE code, and submit the existing floor plan. The selected lessor will also be responsible for required architectural and engineering drawings, permits, build-out and construction work, video intercom entry control, CCTV/NVR security systems, communications infrastructure, signage, and related commissioning, testing, training, and documentation. The lease is negotiated for a five-year term but includes Government termination rights; firm-term proposals are generally not considered. The solicitation evaluates location, compliance with construction, security, and lease requirements, completeness of initial and final offers, competitive cost, and qualitative mission suitability.
