Description
The U.S. General Services Administration (GSA) is issuing a Request for Lease Proposals (RLP) for approximately 27,000 to 30,000 ANSI/BOMA square feet of office and related space in Austin, Texas. The space must be located in a modern, professional building, preferably on a ground or lower level, with efficient layout capabilities and a minimum floor load capacity of 100 pounds per square foot. Specific requirements include 0 structured parking spaces and 2 surface parking spaces for government use, as well as proximity to public transportation and amenities. The lease term is for 15 years, with a firm term of 10 years, and includes government termination rights. The U.S. Citizenship and Immigration Services (USCIS) has specific requirements for the space, including security measures, audiovisual systems, and structured cabling, which will be detailed in various exhibits. The offered building must also comply with energy efficiency standards, including potentially obtaining an ENERGY STAR label, and adhere to fire protection, life safety, and accessibility requirements.
