Description
SHARP Investment LLC is soliciting a lump-sum fixed-price bid from a licensed California Class B General Building Contractor to rehabilitate a vacant three-unit residential triplex at 6141, 6143, and 6145 Terrell Drive. The work includes selective demolition, structural and roof-framing reconstruction, roofing, windows and doors, complete electrical, HVAC, and plumbing replacement, fire sprinklers and fire-rated separations, interior finishes, cabinetry and countertops, flooring, exterior work, hardscape repairs, landscaping, and code-compliance upgrades. The existing building footprint will remain unchanged, and the project is not subject to prevailing wages. The contractor must furnish labor, materials, equipment, supervision, and insurance, coordinate inspections, and complete the work within 270 calendar days of the effective date of the contract or the Notice to Proceed schedule. At least one of two mandatory pre-bid site meetings must be attended. Bids are submitted through the online procurement portal; a 5% bid bond is required for bids exceeding $300,000, and the successful bidder must provide 100% performance and payment bonds. The response also requires vendor information, a W-9, contractor licensing information, insurance responses, subcontractor information, certifications, a bid bond, a bondability letter, qualification information, similar-project experience, and pricing.
