Description
South Metro Housing Options seeks a qualified elevator contractor to provide full-service preventive maintenance, inspections, witness testing, repairs, emergency callbacks, code-compliance monitoring, and reporting for eight hydraulic passenger elevators across four properties. The portfolio includes equipment manufactured by TK Elevator and Otis. The contractor must provide all labor, supervision, tools, diagnostic equipment, software access, materials, parts, and services needed to maintain safe, reliable, code-compliant operation. Work includes monthly maintenance, annual and periodic testing, repairs using OEM or OEM-approved parts, 24/7 emergency callback coverage, and required service records and quarterly reports. Emergency technicians must arrive within two hours, with passenger-entrapment calls receiving a guaranteed arrival within 60 minutes. The initial service period is January 1 through December 31, 2027, with up to four additional one-year renewals at the buyer’s discretion. Proposals must include itemized labor, materials, and permit costs; estimated mobilization and completion timeframes; equipment and staffing information; payment terms; and at least three commercial or multifamily residential references with contact details, project scope and value, and HUD or prevailing-wage compliance information. The awarded contractor must provide insurance documentation and complete vendor credentialing before work begins.
