The City is soliciting bids for indefinite-quantity job order contracts for general building construction and HVAC construction. Contractors bid adjustment factors applied to preset unit prices in the Construction Task Catalog, with separate factors for normal and other-than-normal working hours. The City may award up to five general building contracts and up to three HVAC contracts. As projects arise, the City and contractor will jointly scope the work. The City will issue a project-specific request for proposal, and the contractor will prepare a job order proposal with pricing, required drawings or sketches, anticipated subcontractors and material suppliers, a construction schedule, and other requested documentation. HVAC contractors must perform at least 20% of labor hours at the project site with their own organization and forces through the working-foreperson level. The contract has a three-year base term and may be extended by five one-year options.
