The U.S. Army Corps of Engineers is soliciting offers for approximately 4,582 usable square feet of commercial retail or office space within a one-quarter-mile radius of 1025 Veterans Parkway in Clarksville, Indiana, ZIP Code 47129. The space must provide a secondary egress, parking for 15 government-owned vehicles at all times, additional employee and customer parking within four blocks, prominent signage, and compatibility with surrounding businesses. The lease is intended for an Armed Forces Career Center and includes access to the premises 24 hours a day, seven days a week. The lessor must provide the required build-out and construction work, security systems, utilities, building maintenance, signage, and daytime janitorial services. Requirements include video intercom entry control, CCTV/NVR systems, fire and life-safety features, accessible construction, HVAC and electrical systems, communications infrastructure, interior finishes, and military-service-specific layouts and signage. Janitorial work includes recurring trash removal, floor and restroom cleaning, dusting, window cleaning, carpet extraction, light-fixture cleaning, snow and ice removal, and restroom supplies. Offers must include the completed Rental Proposal Worksheet, proof of active SAM.gov registration including an active CAGE code, and the existing floor plan.
