Description
The City seeks qualified commissioning agents to provide services for new construction, major renovations, and existing buildings on an as-needed basis through negotiated task orders. Work may include planning and design reviews, commissioning plans and specifications, installation and startup observations, functional and integrated systems testing, deficiency tracking, operations and maintenance documentation and training reviews, and final commissioning reports. Existing-building services may include retro-commissioning, analysis of building automation and utility data, field investigations, testing, and recommendations for operational, maintenance, and capital improvements. Systems may include mechanical, building automation and controls, plumbing, electrical, renewable energy and storage, and building-envelope systems. Life-safety systems are generally excluded, except for coordination and verification of interfaces with commissioned systems. The City anticipates selecting three or more consultants for an initial one-year term, with up to four one-year extensions. Proposals must not include fee schedules or pricing; fees will be requested from selected firms during negotiations.
