Description
Twin Rivers Unified School District seeks a preconstruction and construction services provider under a lease-leaseback arrangement for a transitional kindergarten expansion and site improvements. The estimated project budget is approximately $5.5 million, including $3 million for site work and $2.5 million for building modernization. The selected firm will provide preconstruction planning, cost estimating, constructability and value-engineering reviews, schedule development, subcontractor coordination, and construction services. Proposers must submit a fee proposal that includes a fixed $40,000 site investigation allowance and a separate labor and equipment rate schedule. Site work includes replacing paving and parking areas, creating a bus drop-off area, and installing concrete flatwork, fencing and gates, landscaping and irrigation, site lighting, electric-vehicle charging stations, and accessible portable ramps. Building work modernizes an existing four-classroom facility and adjacent spaces, including restrooms, administrative offices, interior finishes, lighting, fire alarm and low-voltage systems, roofing, and HVAC. The project schedule anticipates construction from June 7 through August 13, 2027. The proposal is limited to 50 single-sided pages and must include a completed fee proposal and a separate site investigation labor and equipment rate schedule. A mandatory pre-proposal meeting and site walk is required to submit a response.
