Description
The City seeks a qualified development team to redevelop approximately 2.21 acres of city-owned land into permanently affordable, owner-occupied homes under its Community Land Trust Program. Attached townhomes are preferred, though other housing types may be proposed as justified alternatives. The land is expected to remain under long-term CLT stewardship, with homes sold to qualified owner-occupant households subject to renewable ground leases and resale restrictions. Proposals should address the full site and include a development concept, site and design materials, team qualifications and comparable experience, a detailed development budget and financing plan, evidence of predevelopment capacity and construction financing, a project schedule, and financial statements. The selected developer will be responsible for due diligence, design, approvals, financing, construction, sales, and coordination with the City on CLT requirements. The project requires prevailing-wage compliance where applicable.
