Description
The City of Las Vegas is seeking a developer for an approximately 11-acre assemblage at the northeast corner of Las Vegas Boulevard and Stewart Avenue, extending north to the highway and east to include a half-block at Seventh Street. The city envisions a mixed-use urban neighborhood with potential hospitality, entertainment, retail, office, sports, green space, residential, and civic and public safety uses. The site is zoned T6 Urban Core and T5 Main Street, and the street grid may be modified to create a unified development site. Proposals must address the project description and site layout, tenants and uses, parking, landscaping, conceptual elevations, economic impact and community benefit, a pro forma covering financing and construction, purchase price and terms, a project timeline from entitlements through opening, developer background and financial capacity, comparable projects, and biographies of the developer and active project team. The proposal should also address targeted tenant mix, marketing strategy, an anchor tenant and letter of intent if applicable, preferably mixed-income residential, green space, adequate parking, and a local employment plan. The selected developer will enter into a Disposition and Development Agreement after the project is permit-ready and financing is documented.
