Description
The Griffin-Spalding County Land Bank Authority is soliciting proposals for the as-is, where-is disposition and development of four residential parcels at 111, 113, 116, and 118 Pecan Point in Griffin, Georgia. The selected bidder must develop owner-occupied single-family housing consistent with applicable zoning and design standards, with a minimum size of 2,000 square feet per residence under the stated Residential-1 zoning requirements. Proposals should address intended property use, any needed rezoning, construction budget and timeline, estimated completion and certificate-of-occupancy dates, bid price, proposed owner-occupant sales price, and neighborhood benefit. Required proposal materials include a cover letter, Georgia general contractor's license, business license, proof of commercial liability insurance, photographs of prior projects, proposed site plan and floor plans, zoning verification, proof of financing, construction budget, and IRS determination letter if applicable. The proposal will be evaluated on design and materials, price, proposed use, construction cost, owner-occupant sales price, qualifications, timeline, financial capability, neighborhood benefit, and local residency, business ownership, or builder status. The awarded purchaser must apply for a building permit within 90 days of closing and commence permitted work within six months of closing, unless otherwise agreed.
