Description
The Griffin-Spalding County Land Bank Authority is offering three properties at 809, 810, and 811 Pamela Drive in Griffin for sale and development. The selected bidder must develop owner-occupied single-family housing consistent with applicable zoning and design standards, with the properties conveyed as-is, where-is, and without warranties. The current zoning is Low Density Residential B, with minimum lot areas of 0.5 acres and minimum dwelling sizes of 1,800 square feet for single-story homes or 1,050 square feet for two-story-or-more homes. Proposals must address the applicant and company background, intended property use, any proposed rezoning, construction budget and timeline, completion and certificate-of-occupancy estimates, bid price, proposed site and floor plans, zoning verification, financing capability, prior project photographs, applicable licenses and business credentials, commercial liability insurance, and any applicable IRS determination letter. The proposal must be submitted as one PDF by email and accompanied by seven hard copies delivered or mailed to the Land Bank Authority. Evaluation considers design and materials, price, proposed use, construction costs and timeline, qualifications, financial capability, neighborhood benefit, and local residency, business ownership, or builder status.
