The U.S. Army Corps of Engineers is soliciting offers for approximately 4,565 usable square feet of commercial retail or office space within a one-quarter-mile radius of 8233 Center Run Road in Indianapolis, Indiana, ZIP Code 46250. The space must provide unrestricted access, a secondary egress, parking for 19 government-owned vehicles 24 hours a day, seven days a week, additional employee and customer parking within four blocks, prominent signage, and compatibility with surrounding businesses. The lessor must provide daytime janitorial services and supplies, utilities, maintenance, snow removal, pest control, HVAC, fire and life-safety systems, accessibility, construction and tenant improvements, and a certificate of occupancy. Required security improvements include video intercom entry control, closed-circuit television and network video recording systems, security communications infrastructure, designated government parking surveillance, and related signage. Offers must include the completed Rental Proposal Worksheet, proof of active SAM.gov registration including an active CAGE code, and the existing floor plan. The lease is negotiated for a five-year term but includes government termination rights; the solicitation states that five-year firm-term leases are generally not considered.
