Description
The City of Faribault Housing and Redevelopment Authority is soliciting a single unified contract for storm-damage repairs at ten housing-authority facilities in Faribault, Minnesota. The work includes removal and replacement of damaged asphalt shingle roofing, ice-and-water protection, underlayment, roof vents, pipe vent boots, flashings, gutters or gutter shields, weather-resistive barriers, aluminum siding, trim, accessories, and related site cleanup and restoration. Several locations require roof replacement, while four locations require full siding replacement and some require both. The base roofing bid requires UL 2218 Class 3 impact-resistant shingles, with pricing for Class 4 shingles as an alternate. Aluminum siding is specified in a Pebblestone Clay finish, with approved profile and manufacturer alternatives. Bidders must submit a lump-sum bid covering all ten locations, visit or verify site conditions, provide required labor and materials, and complete the work during the 2026–2027 construction season. The documents state anticipated construction commencement on November 16, 2026, anticipated substantial completion on May 15, 2027, a minimum five-year documented experience requirement for roofing and siding installers, a five percent bid security requirement, and performance and payment bonds each in at least the contract amount for the successful contractor.
