Description
The University of Massachusetts Lowell is soliciting a contractor to provide monthly preventive maintenance, inspections, testing, adjustment, calibration, cleaning, documentation, repairs, and 24/7 emergency response for commercial kitchen refrigeration systems and associated equipment at Fox Hall and McGauvran Hall. The equipment includes walk-in freezers and refrigerators, reach-in refrigerators and freezers, ice machines, ice cream machines, cold wells, condensing units, and related refrigeration components. The contractor must provide straight-time and overtime labor rates, parts pricing as a percentage above list price, preventive-maintenance consumables, emergency dispatch and telephone support, response times of 2–4 hours for critical failures, 8 hours for high-priority issues, and 24–48 hours for routine repairs. Required deliverables include a preventive-maintenance book, electronic service reports within 48 hours of each visit, and quarterly reports covering maintenance activity, equipment trends, repeat failures, capital replacement recommendations, and cost estimates. The response must include a technical proposal, firm pricing, qualifications, at least three references, similar project examples, and the completed bid price sheet.
