Description
Ocean County is seeking qualified appraisal firms for a one-year contract beginning January 1, 2027. Services may include appraisals for public land acquisition under the New Jersey Eminent Domain Act, expert-witness testimony in New Jersey Superior Court, agricultural land-development-rights acquisition, open-space preservation and Green Acres funding requirements, fixed-asset insurable values, commercial space lease valuations, and municipal land-use matters. Firms must have at least five years of general appraisal experience and significant experience serving New Jersey counties or other New Jersey public entities; preference will be given to firms employing MAI-designated appraisers. Responses must include the qualifications and experience of assigned personnel, relevant Ocean County or New Jersey experience, the firm's ability to perform assignments promptly, available support staff, and all required Vendor Questionnaire documents. The County expects to qualify one or more vendors and issue project-specific purchase orders; project-specific quotes or cost estimates must be provided at no cost. Insurance requirements include workers' compensation, general liability, and automobile liability coverage, with stated limits for general and automobile liability.
