Description
Ithaca City School District seeks a qualified commercial real estate brokerage and advisory firm to provide an independent Broker Opinion of Value and related real estate advisory services for a former school property being evaluated for potential sale or other disposition. The work includes reviewing property records, conducting an on-site inspection, analyzing market conditions and reasonably probable highest and best use, evaluating zoning, adaptive reuse and redevelopment alternatives, researching comparable transactions, and addressing observable property-condition and marketability considerations without performing engineering, environmental, architectural, legal, or code-compliance investigations. The selected firm must provide a defensible written valuation and market analysis distinguishing as-is market value, an expected sale-price range, a recommended initial asking price, anticipated marketing period, and market strategy. The scope also includes a draft for factual review, one meeting or conference with District representatives, and a final searchable PDF with supporting market data. Respondents must submit qualifications, relevant experience, methodology, proposed team and resumes/licenses, regional market knowledge, at least three current or recent client references, a separate fixed-fee proposal, required disclosures, and a comparable work sample if available. Optional future brokerage services may be described separately but are not part of the base award.
