Description

The Federal Aviation Administration is soliciting competitive lease proposals for an existing industrial flex-space facility supporting field operations in Savoy, Illinois. The offered space must provide 5,374 to 6,374 rentable square feet of contiguous space on one floor, preferably on the first floor, including approximately 4,646 usable square feet of office space and 1,000 usable square feet of storage and technical space. Required features include enclosed offices, workstations, technical administrative areas, a conference room with specialized audiovisual capability, secure and personal protective equipment storage, a technical/electronics workshop, telecommunications space, shipping and receiving space, a supply and parts room, 24/7 access, dedicated HVAC for IT and LAN areas, appropriate ceiling height, and 10 overnight government-vehicle parking spaces plus 15 reserved general parking spaces. The lease must be fully serviced and have a 10-year term with government termination rights. The lessor must provide or fund upfront tenant improvements, architectural and engineering work, permitting, construction, security upgrades, and related build-out costs, with reimbursement after acceptance and substantial completion; no progress or partial payments will be made. Offers must be from the current property owner or an authorized representative, and build-to-suit proposals will not be considered. The offer package must include the specified FAA forms, property ownership and financing evidence, pricing and cost statements, floor plans and architectural plans, safety and environmental documentation, security and zoning evidence, a building operating plan, and documentation of prior federal leasing experience. Award will be made to the responsible offeror whose technically acceptable proposal provides the lowest evaluated price.
