Description
The City of Pasadena is seeking qualified property or environmental inspection firms to support the acquisition and subsequent disposition of approximately six vacant single-family or duplex properties. The scope includes comprehensive due diligence inspections and high-quality reports covering environmental hazards such as asbestos, lead-based paint, mold, smoke, and soot; grounds, structures, exterior and interior components; roofs, attics, windows, doors, kitchens, bathrooms, plumbing, heating and cooling systems, electrical systems, crawl spaces, and basements; video sewer inspections; monument surveys; and termite or other wood-destroying-pest inspections. Reports must distinguish immediate fire-life-safety occupancy items, habitability items, and deferred maintenance or non-immediate upgrades, and will be shared with prospective buyers. Proposers must submit technical and price proposals, including a work plan, schedule, qualifications and experience, sample inspection reports, proposed personnel and subcontractors, references, hourly rates for out-of-scope work, and per-property pricing. The initial contract term is one year, with two optional one-year extensions.
