The U.S. Army Corps of Engineers is soliciting offers for approximately 5,450 usable square feet of commercial retail or office space within a one-quarter-mile radius of 2625 N 23rd Street in McAllen, Texas, and within ZIP Code 78501. The space must support an Armed Forces Career Center and include a secondary egress, parking for 19 government-owned vehicles 24 hours a day, seven days a week, additional employee and customer parking within four blocks, prominent signage, and compatibility with surrounding businesses. The lessor must provide or complete required build-out, construction, security, communications, fire and life-safety systems, utilities, maintenance, and janitorial services. Security requirements include video intercom entry control and CCTV/NVR systems, while janitorial services include scheduled trash removal, floor and restroom cleaning, supplies, periodic window and HVAC cleaning, carpet extraction, and related maintenance. Offers must include the completed Rental Proposal Worksheet, proof of active SAM.gov registration with an active CAGE code, and the existing floor plan. The lease is negotiated for a five-year term but includes Government termination rights; the solicitation states that five-year firm-term leases are generally not considered.
