Description
The City of Laredo is soliciting proposals from short-listed firms under a two-step selection process for construction management-at-risk services for the Plaza Theatre Preservation and Restoration Project. The scope includes preconstruction cost estimating, constructability review, scheduling, critical-path and long-lead-item analysis, development of a Guaranteed Maximum Price, bidding services, subcontractor and trade-contractor coordination, and construction services if the City exercises its option. Construction work may include selective demolition; preservation and restoration of historic murals, ornamental plaster, fixtures, and architectural elements; theatre-space renovation; conversion of the sloped theatre floor to a flat configuration; replacement of mechanical, electrical, and plumbing systems; construction of an adjacent infill structure with vertical circulation, restrooms, and support spaces; structural work; interior build-out; and finishes, ceilings, doors, hardware, and millwork. The project budget is $8.4 million, with a stated 12-month construction period. Materials testing is excluded and will be performed under a separate contract. Only short-listed firms may submit under Step II. Proposals may be submitted electronically through Cit-E-Bid or by hand delivery; mailed, telegraphic, and facsimile responses will not be considered.
