Description
Seattle Public Schools is soliciting qualifications from experienced General Contractor/Construction Manager firms for preconstruction and construction services for the TOPS K-8 School Partial Reroof and Seismic Improvements Project. The work includes repairs to existing roofing and skylight systems, reroofing the gymnasium with architectural asphalt shingles, roof-related seismic improvements, thermal-envelope upgrades, replacement of sheet-metal flashings, and installation of a worker-protection fall-arrest system. The selected GC/CM will provide collaborative preconstruction and construction management services, including cost estimating, value engineering, constructability reviews, scheduling, site logistics, subcontractor procurement, design coordination, budget control, construction administration, safety, quality control, and management of work at an occupied school. The solicitation uses a multi-step process: Step 1 qualifications, Step 2 shortlisted-firm interviews, and Step 3 sealed price proposals for specified general conditions and a fee. The preliminary MACC identified in the bid form is $2.6 million, and the project is expected to be constructed during summer 2027.
