Description
The City of Waconia is seeking a developer or business to acquire and reuse or redevelop its approximately 0.56-acre former fire station property at 26 Maple Street South. The existing approximately 12,882-square-foot building may be reused or demolished. The site includes offices, a training and meeting room, work area, kitchen, seven-bay garage, a decommissioned water treatment plant, and two sealed wells. The property is zoned B-2 General Business District, with municipal water, sewer, electrical, and gas connections. New retail and/or evening entertainment uses are preferred, while auto repair uses are prohibited. Respondents must provide company and principal-contact information; project manager and key-partner resumes; market overview; public-sector experience; an offer price; financial references; requested public assistance; representative development projects completed within the last three years; and other relevant information. Two representative projects must include process, financing, promotional materials, photographs or renderings, and project pro formas. The response must include one printed copy and one complete PDF of the proposal narrative, plus one sealed current financial statement in a separate envelope labeled “City Attorney.” The selected purchaser must commence redevelopment or reuse within 12 months after closing, subject to the purchase agreement and the City’s reacquisition option.
