Description
The Anchor School is requesting qualifications from a construction management firm to manage phased renovations of approximately 13,000 square feet, including classrooms, administrative offices, dining areas, laboratory and media space, flexible space, and restrooms. The project is planned across three phases, with a combined hard-cost budget not to exceed $500,000 and no individual phase exceeding $250,000. The first construction phase is targeted for summer 2027, with all phases intended for completion by fall 2030. The selected Construction Manager will provide preconstruction services, constructability review, estimating, scheduling, permitting coordination, subcontractor procurement, bid analysis, GMP development, construction administration, onsite supervision, safety management, quality assurance, document control, change-order review, progress monitoring, closeout, owner training, and post-move support. The response must include firm and project-team information, relevant school-project experience, references, current and recent comparable projects, project approach and schedule, bonding information, claims and safety history, savings-reversion approach, and the completed CM fee proposal. The solicitation requires a bid bond with the proposal and performance and payment bonds equal to 100% of the GMP if awarded.
