The U.S. Army Corps of Engineers, Recruiting Facilities Program, is soliciting offers for approximately 3,366 usable square feet of commercial retail or office space within a one-quarter-mile radius of 4190 and 4194 McCain Boulevard in North Little Rock, Arkansas, ZIP Code 72117. The space must provide a secondary egress, designated parking for 12 government vehicles at all times, additional parking within four blocks, high-visibility signage, and daytime janitorial services. Locations adjacent to specified incompatible businesses may be eliminated. The lessor will be responsible for extensive construction and security requirements, including architectural and engineering drawings, permits, accessibility, HVAC and utility systems, fire and life-safety systems, interior finishes, signage, video intercom entry control, CCTV/NVR systems, communications infrastructure, and a certificate of occupancy. Janitorial services include recurring trash removal, floor and restroom cleaning, supplies, window cleaning, HVAC-intake cleaning, carpet extraction, light-fixture cleaning, and related maintenance. Offers must include a completed Rental Proposal Worksheet, proof of active SAM registration including a CAGE code, and the existing floor plan. The lease is generally negotiated for a five-year term but includes government termination rights, and a firm five-year term is generally not considered.
