The Montana Department of Natural Resources and Conservation (DNRC) is soliciting proposals for the commercial lease of two adjacent parcels of state trust land located at 905 and 911 South Reserve Street in Missoula, Montana. Parcel A is a 1.90-acre corner lot at the intersection of South Reserve Street and South 7th Street West, with over 260 feet of frontage on South Reserve Street. Parcel B is a 0.91-acre lot with 204 feet of frontage on South Reserve Street. The parcels may be leased jointly or separately, but any access developed off Reserve Street must serve both lots. The land is zoned B2-2 Community Business with a Design Excellence Overlay Typology 4, and the highest and best use is commercial development, such as medical, office, or restaurant. The lease term is up to 99 years, with a minimum initial term of 15 years. The minimum annual base rent is 5% of the appraised land value, which is $2,935,000 for both parcels, $1,986,336 for Parcel A alone, and $951,360 for Parcel B alone. Proposals must include a detailed response to the RFP chapters, a $50 application fee, and a 10% bid deposit. The deadline for submission is November 9, 2026, at 4:00 PM Mountain Time.
