Description
The Pueblo Urban Renewal Authority seeks proposals from architectural firms, builders, contractors, and integrated design-build teams to evaluate adaptive reuse of an existing building and parking lot. The study will assess the feasibility of dividing the building into three or potentially four commercial tenant spaces—including dance hall/sports bar, restaurant, family entertainment or event venue, and possible office space—and converting the parking-lot area into an outdoor venue with landscaped gathering areas and a performance stage. The initial scope includes reviewing existing conditions; assessing code, zoning, utility, and construction feasibility; preparing conceptual floor and site plans; developing order-of-magnitude cost estimates and a preliminary schedule; and delivering a final report and presentation. Proposals must describe the team, relevant experience, technical approach, work plan, deliverable schedule, task-based fees, and at least three comparable project references completed within the past five years. The selected team may be authorized to proceed to final design and construction subject to performance, negotiation, funding, approvals, and procurement requirements.
