Description
Pueblo Community College seeks a prime construction contractor to upgrade the Davis Academic Building for accessibility and current code compliance. The base scope includes constructing three single-occupant ADA-compliant restrooms on the lower, main, and upper levels; modifying non-compliant door hardware, closers, and operators throughout the building; modifying casework and plumbing fixtures; and updating signage. Four additive alternates cover a sensory room remodel, exterior stair repairs and handrails, break-room casework replacement, and vending-area countertops and associated electrical work. The building will remain occupied during construction. Bidders must provide a phasing plan addressing access, egress, noise, dust control, and coordination with building staff and students. This is a two-step competitive sealed best-value construction procurement: qualifications are evaluated first, followed by sealed bids, with qualifications weighted 40% and bid price 60%. The estimated construction hard cost is $824,000. A mandatory pre-bid meeting and site tour are required. The project requires a bid bond of at least 5% of the bid; the awarded contractor must provide performance and payment bonds of at least 50% of the contract value. Colorado labor must perform at least 80% of the work, and prevailing wage requirements apply.
