Description
The Pueblo Urban Renewal Authority seeks a hotel development team to acquire, lease, or otherwise obtain development rights to two downtown parcels currently used for surface parking, then plan, finance, design, construct, own, and operate a new hotel. Proposals should identify the development and operating team and relevant hotel experience; describe the hotel concept, estimated room count, and amenities; and provide a conceptual site plan addressing parking, access, loading, pedestrian connections, and the relationship to downtown and the Riverwalk. Proposals must also include a development budget and financing plan with evidence of financial capacity, a proposed transaction structure, a development schedule covering construction commencement and completion and hotel opening, and the proposed operating approach and public benefits. Evaluation will consider team experience, concept and design, financial feasibility, schedule and readiness, transaction structure, requested public participation, public benefits, and long-term operations. Selection does not guarantee conveyance, a lease, financial assistance, or development rights.
