Description
NJ TRANSIT is soliciting bids for comprehensive facility maintenance and management services for Newark Broad Street Station and Plaza Area. The scope includes operation, maintenance, and management of building systems; HVAC, fire protection, and generator maintenance; interior and exterior janitorial services; window washing and power washing; pest control; trash removal and recycling; snow removal; landscaping; and miscellaneous maintenance repairs. NJ TRANSIT staff will clean restrooms, waiting rooms, platforms, and shelters; the contractor is responsible for other areas and items identified in the contract scope. Elevator maintenance, inspection, repair, and servicing are excluded. The contractor must review available historical maintenance records and equipment information, verify equipment during an initial assessment, and report discrepancies, deficiencies, and recommended corrective actions. The applicable deductible for in-scope equipment is $10,000; specified damage beyond the contractor's control is outside the contract scope. The contract is expected to commence on March 29, 2027. Addendum No. 6 must be electronically acknowledged with each bid; failure to acknowledge all addenda may result in rejection as nonresponsive.
