Description
The Seattle Housing Authority is seeking a qualified professional firm to provide property management services for market-rate and subsidized affordable multifamily properties, including properties participating in LIHTC, HUD Project-Based Rental Assistance, and HUD Project-Based Voucher programs. The scope includes operating budgets, management plans, leasing and occupancy administration, rent collection, staffing, maintenance oversight, financial reporting, tenant safety and liability reviews, emergency management, and restoration or construction management after losses. The awarded provider may also perform acquisition-related due diligence and transition services, including lease-file audits, unit inspections, capital-improvement budgeting, operating pro formas, market studies, and management takeover support. Proposals must address the firm's experience, additional management services, finance and accounting capabilities, maintenance and occupancy practices, pricing, key personnel, and at least three similar-work references. The contract is expected to run for one year, with up to four additional one-year extensions, and the anticipated start date is February 2027.
