Description
The Town seeks a qualified architecture firm, or an architecture-led team with engineering subconsultants, to conduct a comprehensive assessment of the library building and immediately surrounding site. Work includes reviewing available records and conducting visual, non-destructive site observations; assessing code and life-safety compliance, ADA accessibility, the building envelope, interiors, structural systems, HVAC, plumbing, electrical and fire protection systems, and adjacent site and civil conditions; and evaluating energy performance. Hazardous-materials evaluation, destructive testing, and concept or schematic design are excluded. The selected team must provide prioritized recommendations for repairs, replacements, and improvements, with itemized cost estimates organized by priority tier and suitable for capital planning. Deliverables include a draft and final written report, an editable cost spreadsheet, and a presentation of the final report to the Library Advisory Board and/or Town Council. Proposals must include the requested qualifications, team and methodology, work plan and schedule, up to three comparable projects with references, a sample assessment report or excerpt if available, and a lump-sum cost proposal with discipline/task breakdown and applicable hourly rates. All work must be completed by September 30, 2027.
