Description
The Jersey City Redevelopment Agency is soliciting proposals from qualified developers or redevelopment teams for the acquisition and redevelopment of 550 Johnston Avenue, Block 15401, Lot 1, in the Beacon Redevelopment Area. Proposed projects should maximize the property's potential, complement the surrounding area, and advance housing, employment, economic, infrastructure, and public-benefit objectives. Proposals may include residential, mixed-use, or other compliant development and must include either a proposed purchase price or an offer for a long-term ground lease. Residential proposals with at least 20% of units deed-restricted as affordable housing will receive preference. Respondents are responsible for all development activities, including design, permitting, approvals, utilities, infrastructure, financing, construction planning, and compliance with the Redevelopment Plan. The proposal must address the project concept, work plan, financing and financial capacity, government responsibilities, key personnel, assumptions, acquisition or ground-lease terms, and required ownership disclosures. A completed Redeveloper Questionnaire and disclosure forms for owners holding at least 10% of the respondent or proposed redevelopment entity are required. A non-refundable $1,500 submission fee is due with the proposal. The eventual redeveloper is expected to carry specified insurance during construction, and a construction performance bond may be required before construction begins.
