Description
Austin Independent School District is soliciting competitive sealed proposals from qualified contractors for Phase I construction at Pease Elementary School. The project will prepare the historic facility for conversion into an early childhood learning center on the lower two floors and administrative office space for United Way for Greater Austin on the top floor. The work includes asbestos abatement, interior demolition and remediation, exterior fire-stair replacement, window and door replacement, roof drainage improvements and targeted roofing repairs, stucco rehabilitation and coating, structural floor openings, and demolition or disconnection of selected plumbing, electrical, and fire-protection systems while protecting existing HVAC equipment. The project is funded through a federal grant and has an estimated construction budget of approximately $1,760,000. Proposals are evaluated on price, experience, proposal quality, safety, and personnel. The solicitation requires a detailed transmittal letter, required forms and certifications, signed addenda, prevailing-wage acknowledgment, safety records, pricing proposal, online bid table, and a scanned bid bond. The substantial completion date is March 31, 2027. A bid bond equal to 5% of the largest possible total proposal is required, with the original bond to be delivered separately before Board approval; payment and performance bonds are required after award at 100% of the contract price.
