Description
The Maricopa County Community College District, on behalf of Chandler-Gilbert Community College's Pecos Campus, is soliciting qualifications-based proposals for architectural and engineering design professional services for the renovation and expansion of Bradshaw Hall. The project will modernize an approximately 33,934-square-foot facility and expand it to approximately 82,000 square feet through a second-story addition and footprint expansion. The completed facility is intended to provide modern classrooms, faculty offices, centralized student services, technology-enabled spaces, and replacement of failing HVAC, electrical, plumbing, fire-protection, sanitary-sewer, and related infrastructure. The selected consultant will confirm existing conditions, complete programming, develop at least three high-level design approaches, coordinate architectural, MPE&T, technology, security, and other owner consultants, prepare construction documents suitable for CMAR guaranteed-maximum-price development, and support the CMAR through construction with addenda, submittal and shop-drawing review, construction observation, change-order assistance, punch-list, and close-out services. The construction budget is approximately $27,784,000, while the educational specification identifies total project funding of $43.2 million. Proposals are limited to 20 textual pages plus specified exclusions and must demonstrate comparable higher-education and CMAR experience, proposed personnel and consultants, workload and availability, project approach, and references.
