The U.S. Army Corps of Engineers is soliciting offers from lessors for approximately 3,362 usable square feet of commercial retail or office space within a one-quarter-mile radius of 636 Southtown Boulevard in Owensboro, Kentucky, and within ZIP Code 42303. The space must provide a secondary egress, parking for 11 government vehicles at all times, additional employee and customer parking within four blocks, prominent signage, and compatibility with surrounding businesses. The lessor must provide daytime janitorial services and maintain the premises, utilities, building systems, life-safety systems, and common areas as required by the lease. The scope includes substantial construction and security requirements, including architectural and engineering drawings, permits, accessibility compliance, HVAC and electrical work, interior finishes, fire protection, video intercom entry control, CCTV/NVR surveillance, communications infrastructure, signage, and other tenant improvements. Offers must include the completed Rental Proposal Worksheet, proof of active SAM registration with an active CAGE code, and the existing floor plan. The lease is negotiated for a five-year term but includes Government termination rights, and firm-term treatment is generally not considered.
