The U.S. Army Corps of Engineers is soliciting offers for approximately 2,143 usable square feet of commercial retail or office space within a one-quarter-mile radius of 2511 Highway 281 North in Marble Falls, Texas, and within ZIP Code 78654. The space must support an Armed Forces Career Center and include a secondary egress, parking for seven government vehicles at all times, additional parking within four blocks, prominent signage, and compatibility with surrounding businesses. The lessor must provide daytime janitorial services, utilities, maintenance, security systems, fire and life-safety features, accessibility, and other building services required by the lease and construction specifications. The selected lessor will be responsible for substantial tenant improvements and build-out, including architectural and engineering drawings, construction, communications infrastructure, video intercom entry control, CCTV/NVR systems, signage, HVAC, finishes, fire protection, and related permits and inspections. Offers must include a completed Rental Proposal Worksheet, proof of active SAM registration including a CAGE code, and the existing floor plan. The lease is negotiated for a five-year term but includes Government termination rights; firm-term proposals generally are not considered. The solicitation evaluates location, compliance with construction, security, and lease requirements, completeness of initial and final offers, competitive cost, and qualitative mission suitability.
