Description
The City of Austin is seeking a contractor to perform ongoing Facility Condition Assessments for its building portfolio under an indefinite-delivery, indefinite-quantity contract. Services include evaluating building systems and site infrastructure; verifying asset inventories; assessing current condition, useful life, deferred maintenance, and risk; calculating Facility Condition Index values; developing lifecycle cost analyses and renewal forecasts; updating current replacement values; and preparing corrective-action recommendations and cost estimates. Deliverables must be compatible with the City's computerized maintenance management systems, including Asset Essentials and Maximo, and must follow applicable IFMA, ASTM E2018, City asset-management, and historic-preservation practices. The scope also includes asset tagging and reporting, preventive-maintenance schedule development, and optional task-order services such as abbreviated accessibility surveys, retro-commissioning, and ASHRAE Level 1, 2, and 3 energy audits. The City will issue delivery orders for specific facilities and services, with no minimum quantity guaranteed. Proposals must include an executive summary, company information and qualifications, at least five references, key-personnel resumes, a technical methodology, and a price proposal with per-square-foot rates for the requested services.
