Description
The Maryland Economic Development Corporation is soliciting proposals from qualified flexible industrial developers to purchase and develop all ten available lots at Patuxent Business Park as one transaction. The selected developer must propose an aggregate purchase price, preliminary development layout, building uses and typology, parking and access plan, utility demand assessment, development schedule, financing and financial feasibility information, purchase and sale agreement terms, community and economic impact strategy, and environmental and site stewardship plan. Proposed development must comply with I-1 zoning and the park’s recorded covenants, including restrictions on building coverage, setbacks, landscaping, parking, loading docks, exterior materials, signage, utilities, wetlands, and stormwater management. The lots are unimproved and require clearing and grading before construction. Respondents must demonstrate comparable development experience, technical capacity, insurance coverage, bonding capacity, qualified staff, financial capability, and at least three comparable projects, including professional references and supporting financial evidence. Responses must cover all ten lots and include the required information cover sheet, financial disclosure form, signed covenant acknowledgment, conflict-of-interest disclosures, authorized signature, and any applicable corporate resolution or joint-venture information.
