"Service & Construction Bids" 1620 "" 114097 "26-1370 Houston County School District REQUEST FOR PROPOSAL CONSTRUCTION PROFESSIONAL For Facility Renovations and Modifications for the Houston County School District The Houston County School District (hereinafter referred to as HCSD) is hereby seeking proposals from construction firms to provide services through the Construction Management at Risk delivery method for Facility Renovations and Modifications for the Houston County School District which may include renovations and modifications of Quail Run Elementary School and David A. Perdue Elementary School. The total budget for this project is $10,000,000. Request for Proposal (hereinafter referred to as RFP) package can be downloaded from: www.altmanbarrettarchitects.com Responses must be received by the Architect, Altman + Barrett Architects, before 2:00 PM on October 6, 2026, after which time and date they will no longer be accepted. Late responses will not be considered. To be accepted, all responses must be submitted in a sealed package marked ""Proposal for Houston County School District – Facility Renovations and Modifications – Construction Professional"". Six (6) hard copies and (1) electronic copy (.pdf format on a thumb drive) of each proposal must be addressed and delivered to: Forrest Walker Houston County School District 1100 Main Street Perry, GA 31069 Oral or telegraphic (including FAX and e-mail) responses are not acceptable. The HCSD will select the most qualified and responsive construction firm to enter a Construction Management at Risk contract for the construction of the above-mentioned projects. Award of the contract will be based on an evaluation of all required submittals noted in the RFP and, if needed, interviews. It is the intent of the Owner to enter into a Construction Management at Risk agreement with one incorporated firm. Description
Houston County School District is seeking one incorporated construction firm to provide construction management at risk services for renovations and modifications at Quail Run Elementary School and David A. Perdue Elementary School. The scope includes preconstruction planning, constructability and value-engineering reviews, estimating, guaranteed maximum price development, bid-package preparation, subcontractor solicitation, scheduling, cost control, quality control, safety management, construction administration, closeout, and one year of warranty support. The work may include selective demolition; interior architectural finish replacement; mechanical, plumbing, and electrical renovations; wall construction; exterior improvements; site development; paving; concrete; roofing; fire protection; HVAC; electrical; low-voltage systems; and related trades. The anticipated preconstruction period is November 2026 through March 2027, with construction anticipated from April through August 2027. The solicitation identifies a total project budget of $10,000,000, including a $5,000,000 budget for the Quail Run project and a stated $5,000,000 construction-phase budget per project for fee calculations. The selected contractor must obtain at least three bids for each bid package and may not perform project work with its own forces except when authorized by the owner and architect.
