Description
The U.S. Department of Veterans Affairs is conducting market research for a fully serviced lease of approximately 22,297 to 22,500 ABOA square feet of contiguous medical clinic space for a Community-Based Outpatient Clinic urgent care facility in Northeast El Paso, Texas. The proposed facility must provide 100 surface parking spaces and may be located in an existing building or a new multi-tenant building; a build-to-suit facility exclusively for VA use is not required. The lease is contemplated for up to 20 years, consisting of a 10-year firm term and a 10-year soft term, with maintenance, operations, utilities, and janitorial services included in the rental rate. The offered space must satisfy extensive requirements concerning accessibility, fire safety, physical security, seismic and sustainability standards, floodplain avoidance, zoning, building configuration, transportation access, compatible neighboring uses, and proximity to healthcare and community amenities. Respondents must provide property, site, floor-plan, zoning, ownership or authorization, utility, floodplain, development, and financing information, along with evidence of relevant experience and applicable business-status registrations. This is a Sources Sought notice and not a solicitation for offers or a request for lease proposals.
