Description
Atlanta Public Schools is establishing a pool of qualified firms to provide as-needed real estate appraisal services for school facilities and other district properties. Assignments may include market-value assessments for property and land acquisitions or sales, easements, ground leases, historical valuations, condemnation matters, appraisal reviews, comparable-sales analysis, and complete self-contained or summary appraisal reports. Individual projects will be requested through quotes from prequalified firms and will require written work plans, timelines, and costs. Services must comply with the Uniform Standards of Professional Appraisal Practice and applicable Georgia requirements and be performed by Georgia-licensed and certified appraisers. Reports must address the appraisal type, subject property, legal and physical limitations, maps, photographs, development considerations, fee-simple valuation, and at least five comparables when the comparable-sales approach is used. Assigned projects include site visits and on-site meetings, with a local company representative available to meet at the job site within 48 hours of notification.
