Description
Atlanta BeltLine, Inc. is soliciting proposals from qualified appraisal firms for a land-license rental-rate study and related appraisal services. The selected firm will identify and delineate submarkets along the 22-mile Beltline corridor; compile and analyze retail leases, ground leases, land transactions, and comparable outdoor or patio licensing rates; and recommend supportable per-square-foot rental rates for ABI land and surrounding retail space. The analysis must account for as-is land, tenant liability, and varying termination rights, and must evaluate whether a percentage-of-submarket-retail-rent methodology is defensible or whether another scalable approach is preferable. Deliverables include kickoff meeting notes, a draft submarket report with mapping and preliminary market data, a final report with an executive summary, a routine-use rate schedule, and full appraisal packages as needed. The contract is anticipated to run for 24 months from the Notice to Proceed, with a right to extend for an additional two years; ABI may also use the selected firm for future real estate appraisal needs. Proposals must address firm qualifications, project team, technical approach, schedule, lump-sum fees, and appraisal-service price ranges for vacant land, occupied warehouse, office, retail, multifamily, and easement assessments. A current Certified General Real Property Appraiser license in Georgia and at least seven years of Atlanta metropolitan commercial appraisal or valuation experience are required.
