Description
The City of Fort Worth is requesting Statements of Qualifications from qualified architectural and engineering firms for a new Downtown Library. The planned facility is approximately 22,000 to 30,000 square feet and will include community rooms, storage, multipurpose spaces, flexible programming, digital and innovation spaces, children's and youth spaces, staff operations, and on-site parking. The selected consultant will develop the program; provide architectural, civil, structural, mechanical, electrical, plumbing, landscape, signage, acoustic, energy-modeling, furniture, audiovisual, security, utility, environmental, geotechnical, and hazardous-materials coordination; and prepare complete plans and specifications suitable for construction-manager-at-risk delivery. The scope also includes demolition of three existing structures, a retaining wall, and existing parking areas; coordination of site restoration, utilities, hazardous materials, stormwater, sustainability, pedestrian circulation, green improvements, and permitting; cost estimating and budget management; schedule management in Trimble Unity Construct; quality assurance and peer review; CMAR preconstruction and procurement support; and construction administration through closeout, including submittal reviews, requests for information, change-order recommendations, punch lists, record drawings, meetings, and WELL Building Standard documentation. The construction budget is approximately $25 million. The SOQ is limited to 32 pages, excluding the cover letter, and must be based on Standard Form 330. Firms must attend at least one mandatory pre-proposal conference to be considered.
