The U.S. Army Corps of Engineers is soliciting offers for approximately 4,138 usable square feet of commercial retail or office space for an Armed Forces Career Center. The space must be within a one-quarter-mile radius of the specified target address and within ZIP Code 44718, provide a secondary egress, accommodate 13 government vehicles with 24/7 access plus additional employee and customer parking, offer high-visibility signage, and avoid potentially incompatible neighboring businesses. The lessor must provide or support extensive build-out and security work, including architectural and engineering drawings, construction and security improvements, accessibility and life-safety compliance, video intercom entry control, CCTV/NVR systems, communications infrastructure, signage, utilities, maintenance, and a certificate of occupancy. The lessor must also provide daytime janitorial services and supplies under the attached specifications, including recurring cleaning, restroom servicing, carpet extraction, window cleaning, snow and ice removal, and related maintenance. Offers must include the completed Rental Proposal Worksheet, proof of active SAM.gov registration including a CAGE code, and the existing floor plan. The lease is generally negotiated for five years but includes government termination rights, and firm-term proposals are generally not considered.
