Description
The Central Kentucky Business Park Authority is soliciting proposals from banks or lenders to provide $9,000,000, or approximately 50% of the purchase price, for the acquisition of approximately 722 acres at 2494 and 2540 Lexington Road in Madison County, Kentucky. The property is under contract for $18,952,500 and will support development of a future regional business park. Proposals should state fixed and/or variable interest rates and address the commitment term, October 2027 maturity, amortization, prepayment provisions, collateral, financial covenants, closing conditions, legal opinions, and all fees and expenses. The proposed collateral is a first mortgage on the acquired property and an assignment of the second $10 million installment of a $20 million Commonwealth of Kentucky grant. The lender must have the certifications required in Kentucky to perform the financing and must address any proposed transfer, sale, assignment, or participation with other institutions. A signed cover letter, relevant financing experience, team qualifications, project approach, timeline and deliverables, and detailed financing terms are required.
