The U.S. Army Corps of Engineers is seeking a lessor for approximately 2,780 usable square feet of commercial retail or office space within a one-quarter-mile radius of 1831 Zaragoza Road in El Paso, Texas, and within ZIP Code 79936. The premises must provide a secondary egress, 24/7 parking for six government vehicles, additional employee and customer parking within four blocks, prominent signage, and daytime janitorial services. Locations adjacent to specified incompatible businesses may be eliminated from consideration. The lessor must provide the space and complete required construction, accessibility, fire and life-safety, HVAC, communications, video intercom entry-control, CCTV/NVR, signage, and other security improvements in accordance with the lease and construction specifications. The offer must include the completed Rental Proposal Worksheet, proof of active SAM registration including an active CAGE code, and the existing floor plan. The lease is negotiated for a five-year term but includes government termination rights; firm-term proposals generally are not considered. Janitorial duties include recurring trash removal, floor and restroom cleaning, dusting, window cleaning, carpet extraction, HVAC-intake cleaning, light-fixture cleaning, restroom-supply replenishment, and related maintenance.
