Description
Missoula County is soliciting bids for comprehensive remodeling of its vacant two-story building at 311 Woody Street. The work includes demolition and installation of interior walls, doors, hardware, casework, countertops, ceilings, flooring, wall finishes, signage, accessibility improvements, and guardrail or railing work. The project also includes replacement of asphalt shingle and TPO roofing, gutters and flashing, HVAC equipment and ductwork, plumbing modifications, electrical systems, lighting, data drops, door-access controls, and related permits, coordination, cleanup, warranties, and closeout requirements. Three alternates cover kitchenette plumbing, replacement of acoustic ceiling tile, and replacement of the second-floor railing. The building contains confirmed asbestos-containing drywall joint compound and ceiling texture, as well as lead-containing and lead-based paint. Work disturbing these materials must comply with applicable EPA, OSHA, and Montana requirements; asbestos abatement must be performed by Montana DEQ-accredited personnel, and lead-related work requires certified firms, renovators, containment, safe work practices, and cleanup verification. Bidders must include 2026 prevailing wages, a 10% bid bond or other bid security, and any required performance bond under Montana law. The apparent award basis is the lowest-cost responsive and responsible bid, with an all-or-none award.
