Description
Houston County School District is soliciting proposals from construction professionals to provide construction management-at-risk services for a new Houston County Arts Center. The project is expected to include a 3,000-seat main theater with balcony seating, a 200-seat black box theater, a flexible classroom, support spaces, parking, a drop-off zone, loading dock, and related site improvements. The preliminary construction budget is approximately $50 million, subject to revision as design, scope, funding, and preconstruction estimates develop. The selected construction professional will provide preconstruction services such as cost verification, estimating, value engineering, constructability and maintainability reviews, schedule development, and budget management, followed by construction management under an actual-cost-plus-fixed-or-percentage-fee arrangement with a guaranteed maximum price. Responsibilities include competitive selection and management of trade contractors, construction scheduling, safety, quality assurance, change-order and cost control, closeout, and coordination with the architect and owner. The proposal must address company qualifications, relevant CM-at-risk experience, project approach, proposed team, local experience, references, fee proposal, bonding capacity, insurance, licenses, financial capacity, and safety record.
